Frequently Asked Questions

Maybe you have a few questions. That’s okay; most people do. Here is a quick collection of some of the questions people ask us, along with our answers. If you still have a question, don’t hesitate to contact us anytime. We would be happy to answer it for you.

Q:  Will you be listing my house on the MLS or actually buying it?
A:  Excellent inquiry. We’re not real estate agents, and listing properties is not our business. We operate as seasoned home buyers, specializing in swift, cash transactions. Following the purchase, we might undertake repairs and either resell the property to another homeowner or retain it as a rental. Direct purchasing empowers investors to negotiate advantageous terms and secure properties at a more economical cost.

Q:  Do you pay fair prices for properties?
A:  Many of the homes we acquire are priced below the market value deliberately, allowing us the opportunity to resell them at a profit to other homeowners. Our aim is to secure a reasonable discount when purchasing a property. From our experience, numerous sellers aren’t necessarily anticipating a substantial windfall from their property. Instead, they value the advantages we bring, such as offering cash, swift closings without the need for financing, and eliminating the need for sellers to invest time, effort, or money in property repairs or agent fees. If you’re seeking a hassle-free and fast sale and appreciate the value of expeditious transactions, let’s explore the possibility of arriving at a mutually beneficial price. Our commitment to no-obligation pricing ensures that you have the flexibility to decide whether to proceed with the offer we present, providing you with valuable information about what we can offer.

Q:  How do you determine the price to offer on my house?
A:  Excellent question, and we’re completely transparent about our approach. Our process is simple and direct. We assess the property’s location, necessary repairs, its current condition, and the recent sale values of comparable houses in the area. By carefully considering this information, we determine a fair price that benefits both parties—us and you.

Q:  Are there any fees or commissions to work with you?
A: This sets us apart from the traditional house-selling process: there are absolutely no fees or commissions when you sell your house directly to us. We’ll present you with an offer, and if it aligns with your needs, we’ll purchase your house without any complications or charges. Additionally, we often cover the closing costs. Our profit comes after covering the expenses for house repairs and selling it at a profit. We bear the risks associated with whether we can sell it for a profit or not. Once we acquire the property from you, the responsibility becomes ours, and you can move on without the burden of property and its payments, all while having cash in hand.

Q:  How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then takes a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3 to 6% of the sale price of your house. If it’s a $100,000 house, you’ll pay between $3,000 to $6,000 in commissions to an agent.

Agents provide a great service for those that can wait 6 to 12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different. We’re not agents, we’re home buyers. Our company buys the house directly from you. Since we pay with all cash and purchase the house from you, we can make a decision to buy your house within a couple of days (sometimes even the same day). Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer.

  1. Role and Approach:
    • Direct Buyers: These are often real estate investors or companies that purchase properties directly from sellers. They typically aim for a quick and straightforward transaction, often buying houses in as-is condition. Their focus is on acquiring properties for various purposes, such as renovation and resale or adding them to a rental portfolio.
    • Real Estate Agents: Agents act as intermediaries between sellers and buyers. They assist sellers in marketing their properties, finding potential buyers, and negotiating deals. Real estate agents earn a commission based on the sale price, which is usually a percentage of the transaction.
  2. Fees and Commissions:
    • Direct Buyers: When selling a property directly to a buyer, sellers often avoid traditional real estate commissions. Direct buyers usually cover the closing costs, and the transaction is typically quicker and simpler.
    • Real Estate Agents: Sellers working with real estate agents typically pay a commission, usually a percentage of the sale price. This commission covers the agent’s services, marketing, and other associated costs.
  3. Condition of the Property:
    • Direct Buyers: Direct buyers often purchase properties in their current condition, regardless of whether they need repairs or renovations. This allows sellers to sell quickly without the need for extensive preparations.
    • Real Estate Agents: Sellers working with agents may be advised to make repairs or improvements to make the property more marketable. The property is usually listed on the open market, and potential buyers may request repairs or credits during negotiations.
  4. Timeline:
    • Direct Buyers: Transactions with direct buyers tend to be faster since there’s no need for extensive marketing, property showings, or waiting for mortgage approvals.
    • Real Estate Agents: The process of listing, marketing, and selling a property through an agent can take longer, and the timeline is often subject to market conditions and buyer financing.
  5. Market Exposure:
    • Direct Buyers: Transactions with direct buyers are often private, and the property may not be listed on the open market. This can be appealing to sellers who value privacy and a quick sale.
    • Real Estate Agents: Properties listed with agents are typically marketed to a broader audience through the MLS and other channels, potentially attracting more buyers but also extending the selling process.

Q:  Is there any obligation when I submit my information?
A: There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us. We’ll let you decide what’s right for you.
